Das Gespräch mit der Geschäftführerin des GDW , Frau Ingeborg Esser war sehr aufschlussreich. Neben den hohen staatlich verusachten Bau kostensteigerungen durch immer mehr Vorschriften macht, die zunehmend geringere Lebensdauer das Wohnen teuer.
Laut Frau Esser sind bei neuen Wohnungen inzwischen 55 % der Wertanteils als kurzlebig bewertet. Speziell die überzogenen und ineffizienten Energieeinsparverordnungen wirken sich dabei aus stark aus. Die Haltbarkeit neuer Gebäude ist immer schlechter. Die reale Abschreibung bei neuen Wohngebäuden ist inzwischen auf 34 Jahre gesunken. Der Staat geht aber bei der steuerlichen Abschreibung immer noch von 50 Jahren Lebensdauer aus. Diese Diskrepanz müssen über eine höhere Miete ausgeglichen werden. Die hohen staatlich erzeugten Mehrkosten für Mieter führen nicht einmal zu einer netto CO2 Einsparung, wenn die Gebäude so schnell kaputt gehen.
